Timeline of a Mortgage Loan

Buying a home is one of the most important milestones in your financial life. Whether you're a first-time buyer or a seasoned homeowner, you don’t buy a home every day, so you are likely to still have questions. Understanding the mortgage loan process can help ease stress and set you up for success. Below is a general timeline of what you can expect throughout the process of buying your home.

1. Pre-Qualification or Pre-Approval (1–3 Days)

Before you start house hunting, it’s a good idea to get pre-qualified or pre-approved for a mortgage. This gives you a clear idea of your budget and shows sellers you're a serious buyer. A pre-approval involves a credit check and is stronger than a pre-qualification. What we’ll look at:

  • Proof of income
  • Employment history
  • Credit score
  • Debts and assets

2. House Hunting and Making an Offer (1 Week to Several Months)

With your pre-approval in hand, you can confidently search for homes in your price range. Once you find “the one,” you’ll submit an offer. Next steps:

  • Negotiate price and terms
  • Sign a purchase agreement

3. Loan Application (1–5 Days)

Now it’s time to officially apply for your mortgage loan. You’ll provide detailed documentation and finalize your loan type and terms. Documents you will need:

  • Tax returns and W-2s
  • Pay stubs and bank statements
  • Identification and the signed purchase agreement

4. Loan Processing and Appraisal (1–2 Weeks)

Your application will go to our loan processors who review your file for completeness. We’ll schedule a home appraisal to make sure the property value aligns with the purchase price. Behind the scenes:

  • Title search begins
  • Property appraisal ordered
  • Underwriting prep starts

5. Underwriting (1–2 Weeks)

An underwriter evaluates your full loan file to ensure it meets guidelines. They may ask for additional documents or explanations. Approval types:

  • Conditional approval: Pending final documents
  • Clear to close: You're ready to finalize

6. Closing Disclosure Review (3 Business Days)

You’ll receive a Closing Disclosure at least three days before closing. It outlines your final loan terms, monthly payment, closing costs, and other details. Review carefully:

  • Loan amount and interest rate
  • Escrow information
  • Cash to close amount

7. Closing Day (1–2 Hours)

On closing day, you’ll sign your loan documents, pay any remaining costs, and receive the keys to your new home. Bring with you:

  • Valid ID
  • Certified funds or wire transfer for closing costs

8. Welcome Home!

Your mortgage is officially in place, and you’re now a homeowner. Be sure to:

  • Set up online payments
  • Review your escrow and tax info
